AVENTURA VILLAGE

Aventura Village, co-developed by KORCHMAR DEVELOPMENT in partnership with Innovation Development Group and Land Development Group (LDG), is a mid-market TOD residential condominium development located in the heart of the Miami-Dade Ojus sub-district walking distance to the Aventura train station. This modern building with clean lines and volumetric façade was meticulously developed with Kaller Architecture as a 108-unit boutique condominium with contemporary loft-style apartments and a commercial component.

One- to three-bedroom townhomes and garden village residences feature comfortable ceiling heights and two-front views. Interiors with kitchen isles and in-unit laundry machines are finished with premium materials and appliances, providing residents with a truly luxurious living experience.

I led many aspects of the development process, ensuring projects meet financial, design, and market objectives.

My responsibilities included:

JV structure, Project Strategy & Planning – Helped defining feasibility studies, and execution roadmaps.

Entitlement & Approvals – Managing zoning, platting, permitting, and government relations to secure approvals.

Design & Construction Coordination – Overseeing architects, engineers, and general contractors to align design with development goals.

Budgeting & Cost Control – Monitoring development budgets, cash flow, and cost containment strategies.

General Contractor & Consultant Coordination – Managing the construction team, resolving challenges, and optimizing schedules.

Risk Management & Quality Control – Identifying project risks and ensuring high-quality development.

Timeline & Milestone Tracking – Keeping stakeholders informed on progress and critical deadlines.

Leasing & Sales Assistance – Working with JV partner and leasing agents and brokers to maximize absorption and sales velocity.
