East of 5th Townhomes, led and co-developed by KORCHMAR DEVELOPMENT in partnership with Innovation Development Group, is a mid-market townhome residential development located in the City of North Miami in Miami-Dade County. This modern building with clean lines and volumetric façade was meticulously developed with Kaller Architecture as a 20-unit boutique built-to-rent with contemporary loft-style apartments.

Two-to-three-bedroom townhomes with common gardens feature comfortable ceiling heights and two-front views. Interiors with kitchen isles and in-unit laundry machines are finished with premium materials and appliances, providing residents with a truly neighborhood living experience.

I led the development process, ensuring projects meet financial, design, and market objectives.

My responsibilities included:

Site sourcing, acquisition and financing, Project Strategy & Planning – Helped defining feasibility studies, and execution roadmaps.

Entitlement & Approvals – Managing zoning, platting, permitting, and government relations to secure approvals.

Design & Construction Coordination – Overseeing architects, engineers, and general contractors to align design with development goals.

Budgeting & Cost Control – Monitoring development budgets, cash flow, and cost containment strategies.

General Contractor & Consultant Coordination – Managing the construction team (self-perform), resolving challenges, and optimizing schedules.

Risk Management & Quality Control – Identifying project risks and ensuring high-quality development.

Timeline & Milestone Tracking – Keeping stakeholders informed on progress and critical deadlines.

Leasing & Sales Coordination – Working with leasing agents and brokers to maximize absorption and sales velocity.
